How do I get into this one for $109K? Any extra fees???? Can you cover a trip down to see it??

It’s a pretty simple purchase structure for these casitas. To reserve, you only need to put $3k down. After 14 days from the initial reservation deposit, a 10% deposit is due, minus the $3k. From there, depending on completion milestones, stage payments are made towards the entire purchase price. Extra fees include a 5% stamp tax on transfer of title and a 1% to 2% attorney closing fee. Yes, we can subsidize viewing trips. But only to buyers that qualify.

Where exactly are you located in San Pedro, how many miles from town north or South.

Is the 540 sq ft the living area only, or does it also include the porch area. Is storage space available nearby? Can you manage renting the unit if I am not there? Very interesting in a visit…

The 540 sq ft includes the porch area. The developer refers to it as total square footage. There is storage space within the unit. The developer handles the rentals. Owners can participate in a rental pool that has a 60/40 split.

We can subsidize viewing trips to qualified buyers. Our qualifications are very strict due to prior abuse of the system. If we can’t subsidize the trip for you, we can recommend places to stay and sites to see that have been client friendly. Is this subdivision accessable by road or only by water? What type of infrastructure is in place for food etc? Does one need to go back to San Pedro for restaurants, groceries etc? I am currently invested in Grand Belizean Estates but am looking to get into something move in ready.

It is accessible by both road and water. From San Pedro it will take 25 minutes by boat taxi and 45 minutes by golf cart. The roads are not in the best of condition and I would highly recommend taking the water taxi. For now, you’ll have to go to San Pedro for restaurants and groceries. A small convenience store and bar/restaurant is currently under construction. We sell throughout the island. We are not tied down to any developments. Li, The HOAs are $199 a month, utilities run on average between $40 to $100 a month depending on AC usage. The international airport is on the mainland. You can take a 12 minute flight from Belize International to San Pedro. This project is 7 to 8 miles north of San Pedro on the island of Ambergris Caye. At this time we don’t have updated videos and pictures. However, we would be glad to give you an onsite tour.

Yes foreign nationals can purchase property in Belize. There is no maximum limit.

I’m interested!! Using the rental availability, is the owners cut enough to make these property’s self sustaining? I’d only visit the property a month max through the year, for now.

I’m interested, but would like to see it for myself. Are you still doing subsidized tours? also, what are the costs to “rent” out what I will own? I dont plan on moving there for a few more years, but would like to rent it out in the mean time.

James, someone from our sales staff contacted you a few weeks ago. Hopefully they were able to answer all of your questions. The developer doesn’t provide ROI information. They don’t want the perception of guaranteed rents/income.
